Absent Renters

Our company has managed rental homes for U.S. Military-related customers for many years.  Such rental units are informally called "Be-su Bukken"/ベース物件 or (Navy) Base Properties (see link below).  Some Be-su Bukken have been modified/remodeled, and others newly constructed, to better meet the needs of U.S. Military-related customers.  One special (and challenging) characteristic of our Be-su Bukken business is that sometimes renters will leave for weeks or even months on operational deployments, temporary duty, annual leave, etc. -- and therefore the rental home is temporarily empty and unsupervised.  In such cases, we always welcome being notified, and are able to consult & help ensure that everything goes smoothly during the renters' absence.  Here are some examples of problems which have occurred in the past.  In one case, the renter had not properly paid electricity bills before leaving and the power was cut off while the renter was gone.  This caused some big and stinky problems with food rotting in the refrigerator.  In another case, a renter was gone for a couple of weeks and left the air conditioner turned on, which, due to overcooling and condensation formation, led to the growth of mold/mildew inside some of the rooms and walls.  Some apartments have shared postal storage boxes for bulky mail/parcels, so, there was a case where an Amazon order arrived while the renter was deployed and the other tenants were unable to use the storage box since it was full.  Our company can help to prevent these types of problems from occurring -- we can review with you a list of things to do before leaving, contact the utilities companies if needed, or visit the rental unit to check on things & air-out the rooms while you are gone, etc.  So, please don't hesitate to contact us and we hope you will always have smooth and safe travels.
