We have started a new construction project in Yokosuka's Mabori Kaigan suburb.
The property had previously been rented out to U.S. military-related customers before this reconstruction and was continuously occupied for as long as 11 years.
Since the building had deteriorated over time, and after the most recent move-out, we came up with a proposal to reconstruct the house. We explained to the owner and his son about rental contracts for U.S. military-related customers and the latest market conditions, etc., from the very beginning, and with the owner's agreement, started the rebuilding project with an eye on preparing for the next generation of renters.
In order to obtain financing for new construction, the first step is to proceed with the bank procedures.
The application process is completed with the necessary documents, such as a contract agreement with the construction company and a business plan. There are no age restrictions for investment loans (apartment loans) as long as the conditions are met. Thanks to the cooperation of the owner's son, we were able to proceed smoothly. Since this type of financing is different from a (home) mortgage, we can provide detailed explanations about the loan in the pre-planning stage. Our project aims to make a four-bedroom house, with a combined living-dining-kitchen (LDK) room area, two parking spaces, and a small garden. It will be built on a land plot measuring 188.11 square meters (56.0 tsubo/2025 square feet), facing east toward the street.
The appearance of the building's exterior was decided through meetings with the owner.
We used a special system which could change the image angles/perspectives on the spot and that allowed us to display products selected from our catalogue and helped with the decision-making process. At first, the owner said, “There are so many kinds of exterior wall materials to choose from, so it's hard to make a choice,” but in the end, he enjoyed participating in planning for the project and made successful decisions. It will be an enjoyable feeling to look forward to the house's completion and see what kind of designs were chosen...!
In February 2001, the Mabori Kaigan suburb/area was designated by Yokosuka City as a: "Sea Heights Colorful Landscape District". In cooperation with Yokosuka City, certain construction & design standards have been established that define the color schemes to be used in neighborhoods and buildings, etc., and efforts continue to promote the creation of landscape coloring appropriate for the district. Therefore, prior to new construction, remodeling, or repainting of exterior walls, consultation with Yokosuka City is necessary, and approval of the color standard is required before the next step can be taken. These stricter regulations, compared to other/normal suburban areas, have helped to maintain the harmony of Mabori Kaigan's streetscape and good landscaping.
The color consultation and building permit application for our new construction house were also approved without incident, and that was followed by a ground-rope-measure check at the site. Construction then began, foundation work was completed, and finally the building was to be raised.
After the building was raised, a meeting was held with the owner to confirm the situation at the site. We checked/confirmed on the spot for door openings, switch locations, numbers of electrical outlets, etc., which we may not have noticed on the drawings. It is often the case that the usability factor is surprisingly different between what you imagined and when you actually simulate/confirm it on-site, and it is important to make small adjustments at this time. So, for example, in this case, we again were challenged to determine the best positions to install the light switches in the staircase area. Of note, the windows on the exterior wall side have already been installed, and interior work will continue to progress.
Completion of our new house construction project is scheduled for late January 2025, and we hope to update you on our progress next year. Please look forward to the next update report!
