In this article, we are pleased to introduce a new house construction project currently underway in the Tsurugaoka area, located approximately 12 minutes by car from the main gate of Yokosuka Navy Base (CFAY).

Tsurugaoka is a quiet suburban area located on a hillside in the center of Yokosuka City. 

The property site on which we are building is located next to a residential street.  The street is over 6 meters (20 feet) wide.   

The land plot for the new house has an area of approximately 78 tsubo (2775 square-feet), and it meets the requirements for building a large-sized house for renting to U.S. military-related customers.

Tsurugaoka is located within a 15 minute commuting distance from the Navy Base, which helps to make it a comfortable & convenient environment for U.S. military customers.

The new house is designed to meet the mainstream requirements of dwellings which are rented to U.S. military-related customers.  Its total floorspace measures 56 tsubos (1992 square feet), with a spacious living-dining-kitchen (LDK) area, 4 bedrooms, a luxurious garden, and parking space for 2 cars.  

 

Condensation inside the rooms during summertime has become a problem with some of our rental houses in recent years.

While overcooling a room with air conditioning is one cause, this is actually not limited to dwellings which are rented by U.S. military-related customers.

Global warming and other factors have caused temperatures in Japan to rise year after year, making air conditioning indispensable during the summer months.

As the quality of housing has improved and wooden houses have become more airtight, the temperature difference from the outside air causes condensation within the walls, which eventually leads to the formation of mold.

So, with this in mind, our new construction house will be designed with various measures to prevent such condensation.

 

We are looking forward to seeing what the house will look like, as there are many building materials that we will be using for the first time!  We will provide more details in future articles to the extent possible.

 

Due to the land plot's difference in elevation from the adjacent street, a retaining wall was constructed in advance, followed by ground rope measurements and investigation of the soil characteristics.  As a result of the on-site ground/soil checks, it was found that some improvement/strengthening work would be necessary.

Ground improvement is the process of artificially transforming a soft soil site into a strong soil site to maintain ground stability when building structures and is necessary to safely support buildings.

There are three main types of doing ground improvement, and the "steel pipe pile" method was used for this project.

 

In this method, steel pipe piles are driven deep into the ground.  The building is supported by the bearing capacity of the piles.  Such steel piles can be used when soft ground exists up to 30 meters below the surface.

The tip of the stake in the photo has a red vane, which goes into the ground while being rotated to the right -- and it can be removed/come out when rotated in the opposite direction.

 

Appropriately sized piles were welded and spliced together after reaching the hard ground deep underground.  The use of heavy equipment to drive the piles into the soil was a true work of construction craftsmanship!

This was the first time I had the opportunity to see such specialized construction work in progress and I almost lost track of time...

The ground improvement/strengthening work was successfully completed, and foundation work has now begun.
