Enchanted by its chic appearance -- New construction house in Mabori Kaigan (Number 2)

Since I uploaded my first article about the new house being built in Mabori Kaigan, I have already received inquiries from U.S. military-related customers who are looking at rental properties, and they are asking when it will be completed.

I'm so happy! ❤️

 

As a customer service representative at Iino Real Estate Company's base sales office, I help find dwellings for unaccompanied personnel working on local U.S. military bases and the families of military-related personnel who have come to Japan for the first time and happily say: "I am so excited to be living in Japan."

I am very much looking forward to being able to directly explain to our customers the "thoughtful floor plans" and "designs & details" of the various rental properties -- some of which I myself have participated in -- and guide them through the process of moving into a home in Japan!

What is the progress of our new house building project in Yokosuka City's Mabori Kaigan suburb?

In early December 2023, the building framework was raised on the foundation and scaffolding was erected!

Less than a week later, we were able to step into the house's empty internal space.

If a property is built for rental by U.S. military-related customers, our company will design and develop floorplans and rooms which are spacious and roomy in order to accommodate foreigners, who tend to be larger than Japanese.

For example, ceiling height.

Raising the ceiling height above that of a typical Japanese house creates a sense of openness because it expands the vertical space.

The door widths and staircases are larger than standard ones, so that even those with large bodies do not feel cramped in their daily lives.

Another nice feature is that American-sized furniture can be easily carried in and out.

In late December 2023, we went to the house building site and had a meeting to reconfirm that the construction was progressing according to the drawings.

 

The first thing that caught my attention was this switch outlet. 🔍

In many cases, plastic outlet boxes are installed, but in this property, the switch outlets are surrounded by steel covers to meet the standards for quasi-fireproof construction.

 

I saw it for the first time, heard about it for the first time, and learned about it for the first time.

A quasi-fireproof structure is a structure required to control the spread of flames caused by ordinary fires.

The Japanese standard is applicable to buildings with a low number of floors and small total floor space.  Such buildings are required to withstand fire for 40 to 60 minutes after the it starts and to slow/hinder the spread of the flames.

So, for example, an airproof cover is used on the basic electric switch outlet section, which works to control the inflow of outside air and the outflow of indoor air.

 

In addition to that, the steel cover, which is more resistant to heat and shock than resin or plastic materials, will reduce heat-induced deformation in the event of a fire.

Then there is a short wood "firestop" at the top of the door that is installed in each bedroom. 🔥

This unique safety feature is also installed...?  Yes, it is.😚

In floors and walls, which are potential pathways for a fire, the framework material (firestop) blocks the air flow and hinders the spread of flames to the upper floors.

 

In addition to the firestop material, noncombustible insulation material (glass wool) can be embedded inside the walls to prevent heat transfer in the event of fire, further increasing fire resistance.

This new construction house is almost ready for completion.

After the demolition of the old building, the new building, which we had only seen in the drawings, is actually being constructed.

Seeing this process gives us a sense of accomplishment and satisfaction.
