The newly built house that we previously introduced as a case study of an owner who purchased land for construction, has been completed!
The building site is in Yokosuka City's Mabori Kaigan suburb -- a popular area for U.S. military-related customers who are often seeking homes there to rent.
Our previous article about this property is at the link shown below ↓

This time, we would like to focus on, and introduce, indoor staircases -- one of the special features we propose during plans for newly built homes.
Brightness is ensured by windows and a bracket light.
The dimensions of stairs in residential buildings are stipulated by Japan's Building Standards Law, and must have a rise of 230mm (9 inches) or less, a tread of 150mm (6 inches) or more, and a width of 750mm (30 inches) or more.
Generally, stairs are 910mm (36 inches) wide (although in reality, when the thickness of the walls is taken into account, the effective width is often around 750mm/30 inches), but the housing design proposed by our company for U.S. military-related customers uses stairs with a wider effective width and a gentler slope than standard Japanese dimensions.
Furthermore, recently, we have been working on making the tread wider to make it easier to go up and down.
When a design considers/includes the ease of going up and down, the area of the stairs will increase, so it becomes an important point to consider when producing the floor plan -- such as its shape, placement, and how it fits in with corridors and other areas.
We cannot provide all of the detailed dimensions and other information in this article, but if you are considering building a new house, please feel free to contact us.
In addition, if your schedule allows, we can take you to a new construction or model house, etc., where you will be able to see the actual finished property on site.
The new house's floorplan layout is wide and spacious to match the shape of the building site land, and the living space and dining space can be used separately.
While providing storage space in each room, we were able to also secure floorspace approximately equal to 30 "jo" (tatami mats), or 525 square feet, in the living/dining/kitchen (LDK) area.
It is also noteworthy that there is a storage space next to the refrigerator where you could place a trash can, etc.
The home furnishings are based on a clean white color scheme, and the curtains have also been unified in a bright beige tone.
Lawn grass and decorative shrubs have been planted in the side yard/garden. Typically, plants that are easy to maintain are used in these types of green areas.
Under the rental contract for U.S. military-related customers, maintenance of the yard/garden is generally the property owner's responsibility (pruning and weeding: approximately 2 to 3 times a year). So, after moving in, we will provide regular status reports and make arrangements for pruning work as part of our management services.
If you are already a property owner and are interested in such management tasks or services, please feel free to contact us.
Of note, we received a rental contract application for this new construction house promptly after it passed the U.S. Navy Base Housing Office inspection, and the property is now in the process of being signed and occupied.
Our company has a wealth of information on land suitable for renting to U.S. military-related customers, and we can propose building designs and financial plans to our customers based on their budgets, etc.
We will help, according to your needs, by providing stable real estate management, combining our know-how and experience with house manufacturers, construction builders, and other companies with a proven track record of doing good business.
Please feel free to contact us.
