Enjoy a Walk in Mabori Kaigan -- New House Construction Project (Part 1)

We received a request from an investor owner with multiple properties for support with a new house construction project.

The construction site is located in Yokosuka's Mabori Kaigan suburb, which is a popular area for rental contracts with U.S. military-related customers.

Mabori Kaigan has promenades & walking paths, both within the housing complex and along the ocean coast, so it's a great place for a leisurely stroll or run!

The Mabori Kaigan area is a residential subdivision developed by Seibu Real Estate Corporation around 1970, and as such, many of the buildings are over 50 years old and are increasingly being renovated or replaced.

This time, since the owner already had experience building houses exclusively for rent, he left the various planning and design meetings to us and only checked the minimum key points.

The new house currently under construction is located about 350 meters from the Mabori Kaigan ocean-side promenade.  It has a land area of ​​212 square meters (2280 square feet) and a total floorspace area of ​​approximately 165 square meters (1776 square feet).

Although Mabori Kaigan is a residential area of mainly ​​detached houses, it is overseen and maintained by the "Mabori Sea Heights Management Association".

In addition, an "Architectural Agreement Committee" has been established with the aim of maintaining and improving the high-quality residential environment and beautiful scenery, and there are more restrictions than in areas without such building agreements.

A building agreement is a set of rules and guidelines voluntarily agreed upon between landowners within the area covered by the agreement for the purpose of maintaining and enhancing the quality of the residential environment and the convenience of shopping districts.  The aim is to have a positive impact on local residents and the environment, and the content and details vary from region to region.

Our company also conducts many projects and transactions within Mabori Kaigan, so for our new house this time we took another look at the management regulations, etc.

Construction work on site is progressing smoothly.

This photo shows the first floor once assembly has been completed.

It will take about two days for the work to progress to the second floor and then the roof will be raised.

Currently, work is being done on the interior insulation and electrical wiring, and moisture-proof waterproof sheets have been installed on the exterior walls.

Of course, measures to prevent summer condensation have also been carried out to our specifications.
